Roofing for apartment complexes and townhome communities

At an apartment complex, people live under the roof while the work goes on. Before work starts, we go over the plan with the property manager. That covers which buildings go first and where materials and debris will sit. It also gives the manager dates to pass on to tenants.

Parking spaces beside the building being roofed may need to stay clear during the work. On an occupied building, the old roof comes off in sections, so most of it stays covered. Townhome communities follow the same plan, one row at a time. Our work runs from the first inspection to the final cleanup.

Which roof system fits a commercial building?

It starts with the slope of the roof. Asphalt shingles shed water by overlap, so they need a pitched roof. On a roof that is too flat, rain can back up under the shingles. A flat or low-slope roof holds water longer, so it gets a membrane instead.

On flat sections we install TPO, EPDM or torch down. TPO and EPDM are single-ply membranes, and torch down is modified bitumen applied with heat. We put the same flat roofing on homes and garages.

Many apartment buildings and townhomes have pitched roofs with asphalt shingles. Some buildings have both kinds, with flat sections over entries or between wings. On those pitched roofs, a shingle roof replacement runs much like one on a house, with more roof to cover.

New construction roofing for South Jersey builders

On new construction, the roof goes on once the framing and roof sheathing are in place. Getting the roof on is a big step toward closing in the building, so work inside can keep moving. That makes the roof date matter to the whole schedule.

We work from the plans and the builder's schedule. The plans set the roof system, flat or shingle, and we install what they call for. When a community goes up in phases, the roofing follows the same order. Builders and general contractors can call or text us about a project, and we put the estimate in writing.

On a new shingle roof, underlayment and drip edge go down before the asphalt shingles. Flashing goes in wherever the roof meets a wall. Flat sections get their membrane and flashing at the same stage.

FAQ

Commercial Roofing Questions, Answered

Common questions about commercial roofing around Clayton and the rest of South Jersey. If yours is not here, call or text and ask.

Call (856) 449-4674

What does commercial roofing cost?
The size of the roofs and the system you need drive most of the price. Tearing off old layers adds to it, and so do deck repairs and flashing around drains and rooftop units. Access and scheduling matter on a large complex. We look at the buildings, then email you a detailed free estimate.
Does a commercial roof need a permit in New Jersey?
In New Jersey, replacing the roof covering on a detached one- or two-family home needs no permit. That rule does not name apartment buildings, attached townhouses or commercial buildings. For those roofs, check with the township construction office before work starts. Each town enforces the same state code through its own office.
Can a new commercial roof go over the old one?
Sometimes, but New Jersey's code for existing buildings sets limits. The old roof covering has to come off if the roof already has two or more layers. It also has to come off if it is water soaked or too worn to hold new roofing. We check the layers and the deck when we look at the roof.
Do you repair commercial roofs?
Yes. On flat roofs, leaks often start at seams and around drains. We fix those, and we handle roof leak repair on shingle roofs too. If problems show up across the whole roof, we tell you when replacement makes more sense.
Can you price several buildings at once?
Yes. Call or text (856) 449-4674 and tell us which buildings need work. Our team comes out to look at each roof. Then we email you a detailed estimate with the recommended work and pricing.
Which areas do you serve for commercial roofing?
Our service area covers Gloucester County and Camden County, plus the Vineland side of Cumberland County. Towns such as Glassboro, Deptford, Sewell and Cherry Hill fall inside it. So do the near parts of Salem County and Burlington County. We also take jobs across the river in Pennsylvania.
