TPO, EPDM and torch down for South Jersey homes

DRK Roofing and Siding installs flat roofing on homes across South Jersey, in TPO, EPDM or torch down. We put flat roofs on porches and additions, and we do flat roof repair too. On roofs this low, we use a membrane with sealed seams in place of asphalt shingles. New Jersey's building code for homes allows shingles only where the roof rises at least 2 inches per foot.

We are a roofing contractor serving Clayton and the rest of South Jersey. Flat roofs on apartment buildings and other larger properties fall under our commercial roofing work. For a home, call or text (856) 449-4674 for a free estimate. Our team comes out to look at the roof, then emails you a detailed estimate.

TPO roofing or EPDM roofing: which suits your home?

TPO is a single-ply membrane, most often white. It is a thermoplastic, so heat softens it. Its seams are welded with heat, and a well-welded seam can be about as strong as the sheet. Light colors like white soak up less of the sun's heat than dark ones.

EPDM is a rubber membrane, and it holds up well to the sun's UV rays. Its seams are joined with seam tape made for EPDM. Both are single-ply roofs, one layer of membrane with the seams sealed on the roof.

The right pick depends on the roof and what sits on it, like vents or an air conditioner. At the free estimate, we go over the choices and help you pick one.

Flat roof drainage and ponding water

A flat roof still needs some slope to shed water. On a new house, New Jersey's code for homes calls for at least a quarter inch of slope per foot. The same code calls it positive drainage when a roof drains within 48 hours of rain.

Water still sitting after that is ponding water. It adds weight, and it keeps seams and flashing wet. Leaves and grit collect in the low spots too.

A replacement is the time to fix low spots. Tapered insulation boards or a small ridge called a cricket can steer water toward the edge or a drain. At the edge, gutters and downspouts carry it down and away from the house. We handle gutter installation too, so both jobs can be planned together.

Flat roof repair or replacement in South Jersey

Flat roof leaks often start at a seam or at the flashing where the roof meets a wall. Wind from summer storms and nor'easters can also lift a loose edge. Blisters and soft spots underfoot are warning signs too. A soft spot can mean water has soaked the layer below.

Flat roof repair fits when the damage sits in one place. A repair seals the problem spot with the same kind of material as the roof. Replacement makes more sense when leaks keep turning up in new places or the layers below are wet.

At the free estimate, our team looks over the roof. The detailed estimate we email you then says which way fits, with the work and the price spelled out.

FAQ

Flat Roofing Questions, Answered

Common questions about flat roofing around Clayton and the rest of South Jersey. If yours is not here, call or text and ask.

Call (856) 449-4674

How much does a new flat roof cost?
The size of the roof and the material you pick drive most of the price. Tearing off old layers and fixing a wet or rotted roof deck add to it. We look at the roof, then email you a detailed free estimate. For repair prices, our guide to roof repair costs in New Jersey lays out market numbers.
Do I need a permit to replace a flat roof in New Jersey?
On a detached one- or two-family home, repairing or replacing the roof covering needs no permit. The state's Uniform Construction Code lists that work as ordinary maintenance, with no notice to the town. Framing work, and roofs on townhouses or commercial buildings, fall outside that rule. Your township construction office answers those questions.
Can a new flat roof go over the old one?
Sometimes, within limits set by New Jersey's rules for existing buildings. The old roof must come off if it is water soaked or too worn to hold a new layer. It must also come off when the roof already has two or more layers. We check for both at the free estimate.
What is torch down roofing?
Torch down is modified bitumen, a roll roofing made of asphalt mixed with plastic or rubber. Each roll is heated with a propane torch until its underside melts and bonds to the roof. The laps between rolls are sealed with heat the same way. We install torch down on porches and other low roofs.
Can you fix my shingle roof too?
Yes. Our roof repair work covers leaks and storm damage on shingle roofs. Where a porch roof meets the house, the flashing between them is a common spot for leaks. One visit can look at both roofs.
