Pressure-treated lumber is wood treated to resist rot and termites. New Jersey's residential code lists termite risk here as moderate to heavy. Most deck frames are built from pressure-treated lumber, composite decks included.
Pressure-treated decking costs less to build with than composite decking. It needs a wash and a new coat of stain or sealer as the finish wears. Over time, wood boards can crack and splinter as they weather.
Composite decking is made from wood fibers and plastic, with the color built into the board. Most of its care comes down to a wash with soap and water. It costs more up front, so you are weighing cost now against upkeep later. As your deck contractor, we go over both with you at the estimate.
A new deck needs a construction permit. Every New Jersey town enforces the same state rulebook, the Uniform Construction Code, through a local construction office. That office issues the permit and inspects the work as it goes.
Footings are the concrete bases that carry a deck's posts. The state code sets the frost line at 2 feet 6 inches in South Jersey. Footings for a deck attached to the house go below that line. The code also calls for an inspection of the footing holes before concrete goes in.
Once the footings pass, the frame goes up. Posts and beams come first, then the joists that carry the decking. An attached deck is fastened to the house with a ledger board, with flashing above it to shed rain. Railings and stairs come last, and the job ends with the final cleanup.
Soft boards and loose railings are signs an old deck is near its end. Check the ledger too, the board that ties the deck to the house. Rot often starts there, where rain gets behind it. Water there can damage the siding as well, and we also do siding repair and replacement.
Railings follow their own rule under the state code. Replacing half or more of a railing on a deck level or a stair flight counts as a full replacement. The new railing then has to meet the current code. A smaller repair may match the old railing.
On a new deck, railing height and stair sizes follow New Jersey's residential code. A deck often opens off a sliding door. If yours sticks or leaks, we also handle sliding glass door installation.
