Roof leak repair: where the water gets in

A roof leak often shows up away from the hole. Water can run along the roof deck, the wood under the shingles, before it drips. So the stain on your ceiling may not line up with the real problem.

Flashing is a common source. It is the metal that seals the joint where the roof meets a chimney or a wall. Vent pipes have flashing too, often with a rubber collar that cracks as it ages. Shingles that wind lifted or tore away let water in as well.

If you can get into the attic safely, look for damp insulation or dark stains on the wood. Those clues help us trace the leak when we come out. Then we repair the spot where the water gets in.

Storm damage roof repair in South Jersey

Nor'easters bring strong wind and heavy rain to South Jersey, most often from October to April. Summer thunderstorms can bring sudden gusts too. Wind gets under the edge of asphalt shingles and breaks their seal. Some fold back and crease, and some blow off the roof.

After a storm, check the roof from the ground. Look for missing shingles or pieces of them in the yard. Bent or loose flashing is another sign, and so is a new stain on a ceiling.

We replace torn and missing shingles and repair the flashing the storm loosened. On a flat roof, we repair edges and seams that the wind pulled loose.

Should you repair the roof or replace it?

A repair fits when the damage sits in one area and the rest of the roof is sound. A few missing shingles or a leak at the chimney are good examples.

Replacement makes more sense when the wear is everywhere. Shingles curl or crack across the roof, and their granules wash into the gutters. Leaks show up in more than one spot, or come back after repairs. Then a full roof replacement is often the better fix.

The estimate lays out the work we recommend and the price. Our guide to roof repair costs in New Jersey covers market numbers and when a repair stops making sense.

FAQ

Roof Repair Questions, Answered

Common questions about roof repair around Clayton and the rest of South Jersey. If yours is not here, call or text and ask.

Call (856) 449-4674

How much does roof repair cost?
The price depends on what failed and how much of the roof it covers. A steep or tall roof takes more work, and so does soft wood under the shingles. We look at the roof first, then email you a free estimate with the work and the price. Financing is available on request.
Can you fix a leak around my chimney?
Yes. Chimney leaks often come from the flashing, the metal that seals the joint between the chimney and the roof. We repair or replace that flashing. Cracked brick or mortar on the chimney itself is a job for a mason.
What should I do after a storm damages my roof?
Stay off the roof, and take photos of the damage from the ground. For a claim, New Jersey's Department of Banking and Insurance advises calling your agent or insurer as soon as possible. The insurer's adjuster decides what the policy covers. Then call or text (856) 449-4674 for a free estimate on the repair.
Do you repair flat roofs?
Yes. We repair TPO, EPDM and torch down flat roofs, on homes and on commercial buildings. Leaks on a flat roof often start at a seam or at the flashing where the roof meets a wall. Our flat roofing page covers those roof types in more detail.
Do I need a permit to repair my roof in New Jersey?
On a detached one- or two-family home, New Jersey's Uniform Construction Code calls roof covering repair ordinary maintenance. That work needs no permit and no notice to the town. Structural repairs can fall under other rules, and so can attached homes and commercial buildings. Your township construction office has the final word on your job.
Will new shingles match my old roof?
They can come close, but an exact match is not always possible. Shingles fade in the sun, and makers change their colors and styles over time. Ask about the match at the estimate visit, before any work starts. On an older roof, a patch that stands out can be one more reason to consider a new roof.
