Woodbury is the Gloucester County seat, and many of its homes are old. Census figures put the median year built at 1948, and about one in three homes was built before 1940. On a house this age, the roof may hide a second layer of asphalt shingles or soft wood underneath. In the city's historic district, a new roof that shows from the street also needs the city's review first.
DRK Roofing and Siding is a roofing contractor in South Jersey, and Woodbury is part of our service area. Clayton sits at the center of that area, about 13 miles to the south. In Woodbury we handle roof replacement and leak repairs, along with siding, windows, exterior doors, gutters and decks. Call or text (856) 449-4674 for a free estimate.
Tell us about the roof, siding, windows, doors, gutters or deck and where the job is. We look at it and put a free estimate in writing.
Woodbury fits about 4,700 housing units into roughly two square miles, per Census Bureau survey figures. About two in three are single-family detached houses, and about 8 percent sit in two-unit buildings. Roughly three in four were built before 1960.
On a roof this old, the first question is what sits under the top layer. New Jersey's rehabilitation code says the old roofing must come off when the roof already has two or more layers. It must also come off when the old roof is water-soaked or too worn to hold new roofing.
First we look at the roof, and then we email you a detailed estimate of the recommended work. On a tear-off, we check the roof deck before the new roof goes on. The job ends with the final cleanup.
Woodbury keeps a local historic district to preserve the city's character. Inside it, exterior changes go to the Historic Preservation Commission for review, then to the Planning/Zoning Board for approval. The rule covers any change you can see from a public street. The city counts sidewalks and alleys too.
You then need a Certificate of Appropriateness before the city issues a permit. For a roof, the application names the maker and color of the new roofing. The city also asks for a sample or brochure, plus photos of the existing roof.
Applications are due by the first day of the month to be heard at that month's meeting. The Planning/Zoning Board then votes at its own monthly meeting, so build that time into your plans. A certificate stays good for two years from the date it is issued.
The city's instructions discourage vinyl on historically significant houses in the district. They prefer the original material, or a modern product that copies the original details. If you are weighing fiber cement siding for a house in the district, bring a sample to the commission meeting.
Windows follow the same path. A repair that leaves the window unchanged needs no certificate, per the city's instructions. The commission favors repair over replacement on historic houses, so talk to it early about window replacement in the district. Exterior doors work the same way, and the commission prefers a door in the style or period of the house.
The nearest long-term weather station sits at Philadelphia International Airport, just across the Delaware River. Its NOAA normals for 1991 to 2020 show about 44 inches of rain and melted snow a year. Snowfall averages about 23 inches.
Wind is the other threat. In September 2021, a tornado from the remnants of Ida crossed Wenonah and Woodbury Heights, per the National Weather Service. Homes there lost roofs and siding before the tornado lifted near Deptford.
After a hard wind, look from the ground for missing asphalt shingles or loose siding. A ceiling stain after rain usually points to a leak. A roof repair can stop a leak on a roof that still has life left.
