When is it time for a new roof?

Asphalt shingles wear out with age and weather. Watch for shingles that curl at the edges or crack. Bare spots where the granules wore off are a sign too. So are piles of granules in the gutters.

Inside the house, water stains on a ceiling can point to a roof leak. In the attic, look for daylight through the roof boards or damp spots on the wood. A roofline that sags can mean the deck under the shingles has gone soft.

One leak or a few missing shingles can often be fixed with a roof repair. When the wear shows across the whole roof, a full roof replacement is the better call. At the estimate visit, we tell you which one makes sense for your house.

What a roof installation includes

The old shingles and underlayment come off first, down to the roof deck. The deck is the wood layer over the rafters that the shingles are nailed to. Soft or rotted sections should be replaced before the new roof covers them.

Underlayment goes over the deck next. It sheds water if any gets past the shingles. Drip edge, a metal strip along the roof edges, guides water off the trim and into the gutters. Flashing seals the joints where the roof meets a chimney or a wall.

Then the new asphalt shingles go on, nailed the way the maker's instructions call for. We install GAF asphalt shingles, and metal roofs are another choice. Attic vents matter as well. A ridge vent lets hot, damp air out at the peak, and soffit vents let outside air in.

Roof replacement rules for South Jersey homes

On a detached one- or two-family home, New Jersey's Uniform Construction Code calls roof covering repair or replacement ordinary maintenance. That work needs no permit and no notice to the town. For a townhouse or any other building, ask the township construction office about a permit.

Ice dams form when snow melts on a warm roof and freezes again at the cold eaves. Water can back up behind that ice and under the shingles. An ice barrier is a sticky membrane laid along the eaves to help block that water.

New Jersey requires an ice barrier only where the average daily temperature in January is 25 degrees or less. The New Jersey Department of Community Affairs names Sussex County, in the far north, as that area. In Gloucester County and the rest of South Jersey, it is an option to ask about at the estimate visit.

FAQ

Roof Replacement Questions, Answered

Common questions about roof replacement around Clayton and the rest of South Jersey. If yours is not here, call or text and ask.

How much does a roof replacement cost?
The size of the roof and how steep it is drive much of the price. The layers to tear off and any deck repairs add to it. We come out to look at the roof, then email you a free written estimate. Our guide to roof replacement costs in New Jersey lays out market numbers.
Can new shingles go over my old roof?
New Jersey's rehabilitation subcode requires a tear-off in some cases. One is a roof that already has two or more layers. Another is an old roof that is water soaked or too worn to hold new roofing. Our roof replacement starts with a full tear-off, so the deck gets checked too.
What should I expect during my roof replacement?
The old roof comes off first, so expect noise and some vibration in the house. Move cars out of the driveway and keep pets inside while the work goes on. Take fragile things off the upstairs walls, and cover anything stored in the attic. The job ends with the final cleanup.
Can I replace my gutters at the same time?
Yes. New gutters and downspouts can go on along with the new roof. With both on one job, the drip edge and the new gutters go up together. Ask about gutter installation when we come out for the estimate.
Can I finance a new roof?
Financing is available on request, so bring it up at the estimate visit. Your detailed estimate spells out the recommended work and the price. That gives you a clear number to plan around. We also take checks and credit cards.
Do you replace roofs outside Clayton?
Clayton sits at the center of our service area, which takes in Gloucester County and Camden County. Parts of Salem County and Burlington County are in it too. So is the Vineland side of Cumberland County. Across the river, we take jobs in Pennsylvania as well.
